- Development Projects – often offer higher projected returns, but no liquidity until project completion in 3-5 year horizon.
Private Equity
- Like owning a non-public stock.
- Liquidity often restricted or subject to redemption fees.
- May provide regular income plus a balloon payment at end of term.


Private Debt/Credit
- Mortgage Investment Corporations (MIC)
- Investor money used to fund pools of mortgages.
- Backed by real estate.
- Consumer Debt
- Funds used for non-mortgage consumer debt.
- Not secured by mortgages but carefully underwritten. Less than 5% default.
