  • Development Projects – often offer higher projected returns, but no liquidity until project completion in 3-5 year horizon.

Private Equity

  • Like owning a non-public stock.
  • Liquidity often restricted or subject to redemption fees.
  • May provide regular income plus a balloon payment at end of term.

Private Debt/Credit

  • Mortgage Investment Corporations (MIC)
    • Investor money used to fund pools of mortgages.
    • Backed by real estate.
  • Consumer Debt
    • Funds used for non-mortgage consumer debt.
    • Not secured by mortgages but carefully underwritten. Less than 5% default.
